Stephanie Allen knows St. Louis like the back of her hand.
Allen is a St. Louis native. She grew up in West County and her family has lived in the same house for 34 years.
After graduating from the University of Missouri in 2008, Allen returned home, obtained a real estate license and built a successful seven-person real estate team that has helped hundreds of people buy or sell a home in the greater St. Louis area.
In her near 10-year span as a REALTOR® in St. Louis, Allen says she has seen buyer’s markets, seller’s markets and everything in between.
She says she knows just how unpredictable the real estate market can be.
“One day it’s a seller’s market and business is good, the next day it’s a buyer’s market, the market crashes and business is a bust,” she says.
Allen, who describes her personality as “risk-averse,” says she was on the hunt for a way to diversify her income so she could better weather market swings.
“There are highs and lows to being a real estate agent, so I was intrigued at the opportunity to partner with AvenueWest as a means to not only diversify my income but also as a way to create predictable and continuous income streams for my business,” she says.

“People on the transplant list need monthly housing located near these hospitals and most don’t want to stay in hotels; they’d rather be in a warm home setting,” she says.
Not only is St. Louis sorely underserved when it comes to corporate housing inventory, but also, Allen says, the city is virtually untapped by savvy real estate investors.
“Housing in St. Louis is very affordable, making it ripe for investors to purchase investment properties, furnish them, and then offer them as furnished, monthly housing. Our properties are all Class A real estate with furnishings, housewares, utilities and expenses all included in one easy bill. The quality of our linens and towels is consistent in all our properties and regularly checked to make sure they are on par with our high standards. We have developed a standardized "kitchen kit" that is available to property owners to purchase to ensure the best quality products for our tenants. Our goal is to ensure that our clients are 100% satisfied with our properties. In order to maintain consistencies throughout our offices and the properties we offer, we have developed the AvenueWest Signature Property which provides the same minimum standards for all of these units.
Since our product is not the typical "cookie-cutter" corporate housing unit, all of our furnishings are going to be vastly different depending on the private property owner's style; however, all of the minimum required items will be the norm across all of our properties and follow all standard corporate housing inventory requirements.
We work with fully vetted linen and towel vendors to maintain consistency in the quality of all of our linens and towels. All of our linens and towels are checked after every tenant to ensure that they are still holding up to our standards. Any damaged linens and/or towels are taken out of our inventory and no additional costs will be billed to our clients for these items. All of our sheets have a minimum 200 threadcount. Pillows are replaced in between stays to ensure maximum hygiene. Mattress pads and mattresses are checked in between each tenant also. We have developed a standardized kitchen kit that can be purchased by our property owners to ensure the best quality products for our tenants, which can easily be replaced when needed. This provides a standard of housewares for all of our properties. Regardless if our property owners decide to purchase the kitchen kit, or decide to furnish the unit on their own, all of our housewares (i.e. kitchen items) will be matching.
